ALK
For brokerages · Fact sheet
A working desk for every agent on your team.
A new agent costs you time long before they make you money. Alki gives them the live NYC data, the numbers, and a place to keep the work, so the fifth version of the same question stops landing on your desk.
What it costs
Alki Pro is $19 per agent per month, month to month, cancel anytime. There is no minimum and nothing to negotiate to get started — you can put one agent on it this afternoon.
For comparison, per agent, per month
- Follow Up Boss from $69 (per user, CRM only)
- PropertyShark from $59.95 (building records only)
- Cloud CMA from $35 (CMA reports only)
Alki Pro does the building records, the numbers, and their book in one place, for less than any one of them.
Equipping a team? Talk to us. We work out arrangements for firms putting several agents on at once, including billing to the brokerage rather than the individual. It is a conversation rather than a checkout page, on purpose.
What each seat includes
- Carl with the live NYC toolkit, unlimited — city records, rent stabilization screening, the calculators, and their book, reachable in one question
- Unlimited Building Report Card (HPD, DOB, zoning, PLUTO)
- Every NY transaction form with clause-by-clause walkthroughs, plus the annotated sample library
- The full working desk — book of business, momentum, playbooks, CMA, every calculator
- The complete exam prep library, for anyone on the team not licensed yet
- The After You Pass post-license track
What Alki does not do
Stated up front so nothing is a surprise in month two.
- MLS or RLS data
- Alki does not carry MLS listing data or pull comps. CMA comps are entered by the agent.
- E-signature and transaction management
- No e-sign, no closing workflow. Alki does not replace Dotloop or SkySlope.
- Lead generation or ingestion
- No lead capture, routing, dialer, or drip campaigns. Alki does not replace a full CRM for a team buying leads.
- Legal or tax advice
- Carl reasons problems through and routes anything weighty to the supervising broker or an attorney. He is not a licensed broker or attorney and says so.
What you can see
Today, on individual accounts
- Each agent's account is their own
- Nothing is reported up to a brokerage
- Alki holds no relationship with your firm
An agent on Alki Pro is a customer of ours the same way they are a customer of their phone carrier. You are not a party to it.
In a team arrangement
- Listings your agents obtain in Alki
- Transactions they record in Alki
- Who is on the plan
Scoped to what 19 NYCRR §175.21 already requires you to keep as the supervising broker. Never their clients, prospects, notes, or anything they say to Carl.
Setup and terms
- Setup
- None. An agent signs up and starts free, then upgrades when they want the live tools. There is nothing to install, no data migration, and no onboarding project.
- Trying it
- The entire working desk is free and unlimited — book of business, calculators, playbooks, CMA — plus a daily allowance of Carl and the Report Card. Put an agent on it for a week before anyone pays anything.
- When an agent leaves your firm
- Nothing happens on our side. Their account is theirs and follows them. If you are billing for them, tell us and we stop.
- Cancelling
- Month to month. Cancel and the account drops to Free, where the working desk and their book stay unlimited. No one is ever locked out of their own work.
- Support
- Direct to the person who builds it. Alki is a small operation, deliberately — that means fast, honest answers, not a 24/7 desk. If continuity matters to your firm, ask and we will put our answer in writing.
- Data
- Client information entered by your agents is held under our security program and is never sold or shared. Alki is a tool your agents use, not a party to your transactions.
On supervision and recordkeeping
19 NYCRR §175.21 requires both you and your salespersons to keep records of the listings they obtain and the transactions they effect. Alki is a tool your agents use — not a system of record for your brokerage — and it does not replace your transaction files or your supervision obligations. If you want those two categories surfaced to you for a team on the plan, that is exactly the kind of arrangement worth a conversation, and we will not guess at it.
